HCM CITY — Authorities in the southern province of Tây Ninh have approved a 1/500 detailed plan for the Tân Mỹ new urban area, a nearly 1,000-hectare township bordering HCM City, marking a key step toward implementation.
The project will cover 931 hectares in Hậu Nghĩa Commune and is oriented as an ecological urban area.
Under the approved plan, the township will be divided into three functional sub-zones.
Sub-zone A, spanning more than 111 hectares, will include commercial, service and education facilities alongside public spaces, with a projected population of around 14,400 residents.
Sub-zone B, the largest component at over 641 hectares, will serve as the ecological core, focusing on low-rise housing such as townhouses and villas integrated with parks and social infrastructure. It is expected to accommodate about 46,000 residents.
Sub-zone C, covering 178 hectares, will provide a mix of housing types to meet demand from population spillover from HCM City and surrounding areas. The zone will feature a high proportion of green space and water surfaces, along with public amenities including schools, healthcare and sports facilities.
The project received in-principle investment approval in late 2023, with total investment exceeding VNĐ74.4 trillion (US$2.8 billion), including costs for land clearance, compensation, and resettlement for affected residents.
Located about 40km from central HCM City, the project site lies in an area that was previously part of Đức Hòa District in Long An Province but is now under Tây Ninh’s administration.
Once completed, the urban area is expected to supply around 12,000 housing units and accommodate nearly 81,000 residents.
Land clearance is scheduled for completion by mid-2026, followed by construction of infrastructure and key components through 2030.
The approval of the detailed plan is seen as a prerequisite for accelerating implementation.
As Tây Ninh moves to expand urban development toward areas adjacent to HCM City, the project is expected to support population redistribution and contribute to local socio-economic growth. — VNS
